This week’s property returns to one of our most popular areas, the dramatic mountains and valleys of northwest Slovenia. It’s an estate in Ponikve, not far from Tolmin or the 102 and 103 highways, heading off to Ljubljana and the coast, and just 30 minutes from Italy.
The property itself is a 349 m2 farmhouse built in 1930 and in need of “full renovation”, but the real draw is the amount of land it’s being sold with – a full 79,727 m2, or 19.7 acres. To put this in more concrete terms, that’s 7.3 regulation football (soccer) pitches of land. Moreover, since this is the Soča valley area you’re assured of fantastic views, with the added benefit of the property being in a position where it gets plenty of sun.
In addition to the house and farm buildings this property comes with meadows, well-established fruit trees and a forest, with good potential for use as an organic farm. Currently on the market for €137,000, the property is being handled by Slovenia Estates, and you can learn more about it – and other properties for sale or rent all over the country – here.
This week’s property, the first of the year, is some distance from our most common area of Triglav National Park, but one in a location that’s ideal for many. It’s in Čatež ob Savi, a thermal spa centre not far from the Croatian border, with excellent highways connections (along the A2) to both Zagreb (30 minutes) and Ljubljana (45 minutes).
It’s a four-bedroom house that comes with 987 m2 outdoor space and views of the Sava, a river that’s often put to recreational use, suitable for rafting, kayaking and canoeing and fishing, among other pursuits.
The property is currently on the market for €450,000 and is being handled by Think Slovenia, who describe it as follows:
Spacious modern family home built with high quality materials on the edge of a quiet residential area adjoining the Sava River just 1km from the famous thermal spa centre Čatež ob Savi and a few minutes, drive to the attractive town of Brežice, mid-way between Novo Mesto and Zagreb.
The house occupies three floors and includes a storage room, utility, heating room and an office, with a bathroom in the basement. On the ground floor a double height entry room leads to an open plan kitchen with dining area and living room which open onto a lovely deck with views of open countryside.
In addition there is a guest toilet and an office on the ground floor, whilst upstairs the a landing overlooking the double height entrance leads to two bedrooms with a bathroom on one side and master bedroom with walk-in closet and en suite bathroom on the other. Bedrooms offer balconies with views over open countryside and the Sava River. A well-maintained garden with BBQ area surrounds the house, which also has a spacious garage.
The area is famous for excellent local food and wine with the wine region of Bizeljsko only 15 minutes’ drive away, thermal spa centres Čatež ob Savi and Dobova only a couple of minutes, along with the charming local town of Brezice. Ljubljana is 45 minutes’ drive away and Zagreb with its international airport only 30. There are numerous walking and hiking paths in the area, plus the golf courses of Mokrice and Otočec.

Those planning to move to Slovenia because of the affordability of the country, especially if they have a foreign income, may find the search for property in some locations rather disheartening, with high prices paid for not much space.
But look outside the hotspots and you can still get a lot for much less than €100,000, and with a lifestyle to offer that many would find more appealing than living in a city or tourist centre. One such place is today’s focal property, a simple cottage in the small village of Prihobva, less than 30 minutes’ drive to Maribor and Ceje.
This is not a small apartment with parking on a side street, but instead a solid cottage with three floors, including a wine cellar in the basement, 300 m2 of land you can build on and views that give your eyes something beautiful to rest on going far into the distance. Currently organised to have four bedrooms as well as office space, the property is now on the market for €76,400 and being handled by Think Slovenia, who describe it as follows:
Traditional cottage with outbuilding in a beautiful position on the edge of the small village of Prihova (Oplotnica) in the foothills of the beautiful Pohorje massif mid-way between Celje and Maribor. The property has a commanding hillside position with panoramic views over the valley and the hills beyond in the peaceful, scenic village of Prihova .
The house spreads over three floors with a traditional wine cellar in the basement, entry room, living room, kitchen with pantry, two bedrooms, office and bathroom on the first floor. There are two more bedrooms in the loft.
The house is surrounded by a garden that continues into a larger plot on the slopes of the hill with part of the plot being classified as building land (300 m2) giving scope for development of an additional building. Next to the house there is an outbuilding used as garage, as woodshed and for storage.
The area offers peaceful beautiful nature, numerous walking and cycling paths, thermal spa centres (the closest at Zrece, only 12 km away). The village lies only 3 km from the highway access Ljubljana-Maribor which gives easy access to the second and third biggest cities of Slovenia - Maribor and Celje, both only 20 minutes’ drive away. The ski resorts Rogla and Mariborsko Pohorje are both around 30 minutes drive. Attractive local towns of Slovenske Konjice and Slovenska Bistrica and offering a range of amenities are both 15 minutes’ drive from this lovely property, in need of modest updating with open views over the surrounding nature.

From hiking to biking, canyoning to kayaking, fishing to skiing, paragliding to painting, and much more besides, the area is set up for visitors and residents to take advantage of the natural wonders and find some peace away from the cities and towns, while still only being an hour or so from Ljubljana Airport, and 90 minutes from the Adriatic coast.
This week’s property puts you right in the middle of all this, being a three-floor house in the village of Kal Koritnica. It was built just over 50 years ago and requires some minor renovations, and is essentially open to however you’d like to live in a space that currently has two bedrooms and potential for a third. It’s on the market for just €55,000, and is being handed by Think Slovenia, who describe it as follows:
