This week’s property, the first of the year, is some distance from our most common area of Triglav National Park, but one in a location that’s ideal for many. It’s in Čatež ob Savi, a thermal spa centre not far from the Croatian border, with excellent highways connections (along the A2) to both Zagreb (30 minutes) and Ljubljana (45 minutes).

It’s a four-bedroom house that comes with 987 m2 outdoor space and views of the Sava, a river that’s often put to recreational use, suitable for rafting, kayaking and canoeing and fishing, among other pursuits.

The property is currently on the market for €450,000 and is being handled by Think Slovenia, who describe it as follows:

Spacious modern family home built with high quality materials on the edge of a quiet residential area adjoining the Sava River just 1km from the famous thermal spa centre Čatež ob Savi and a few minutes, drive to the attractive town of Brežice, mid-way between Novo Mesto and Zagreb.

Those planning to move to Slovenia because of the affordability of the country, especially if they have a foreign income, may find the search for property in some locations rather disheartening, with high prices paid for not much space.

But look outside the hotspots and you can still get a lot for much less than €100,000, and with a lifestyle to offer that many would find more appealing than living in a city or tourist centre. One such place is today’s focal property, a simple cottage in the small village of Prihobva, less than 30 minutes’ drive to Maribor and Ceje.

This is not a small apartment with parking on a side street, but instead a solid cottage with three floors, including a wine cellar in the basement, 300 m2 of land you can build on and views that give your eyes something beautiful to rest on going far into the distance. Currently organised to have four bedrooms as well as office space, the property is now on the market for €76,400 and being handled by Think Slovenia, who describe it as follows:

Traditional cottage with outbuilding in a beautiful position on the edge of the small village of Prihova (Oplotnica) in the foothills of the beautiful Pohorje massif mid-way between Celje and Maribor. The property has a commanding hillside position with panoramic views over the valley and the hills beyond in the peaceful, scenic village of Prihova .

The house is surrounded by a garden that continues into a larger plot on the slopes of the hill with part of the plot being classified as building land (300 m2) giving scope for development of an additional building. Next to the house there is an outbuilding used as garage, as woodshed and for storage.

The area offers peaceful beautiful nature, numerous walking and cycling paths, thermal spa centres (the closest at Zrece, only 12 km away). The village lies only 3 km from the highway access Ljubljana-Maribor which gives easy access to the second and third biggest cities of Slovenia - Maribor and Celje, both only 20 minutes’ drive away. The ski resorts Rogla and Mariborsko Pohorje are both around 30 minutes drive. Attractive local towns of Slovenske Konjice and Slovenska Bistrica and offering a range of amenities are both 15 minutes’ drive from this lovely property, in need of modest updating with open views over the surrounding nature.

The area around Bovec is among of the most beautiful in the country, with soaring mountains, green valleys, and the copper blue waters of the Soča making it a much-sought holiday location for those with an interest in the great outdoors. The landscape here is stunning, and beyond the views it affords a huge range of opportunities to get out and enjoy yourself. From hiking to biking, canyoning to kayaking, fishing to skiing, paragliding to painting, and much more besides, the area is set up for visitors and residents to take advantage of the natural wonders and find some peace away from the cities and towns, while still only being an hour or so from Ljubljana Airport, and 90 minutes from the Adriatic coast.

This week’s property puts you right in the middle of all this, being a three-floor house in the village of Kal Koritnica. It was built just over 50 years ago and requires some minor renovations, and is essentially open to however you’d like to live in a space that currently has two bedrooms and potential for a third. It’s on the market for just €55,000, and is being handed by Think Slovenia, who describe it as follows:

Traditional detached house on the edge of a peaceful village of Kal Koritnica, only 3 km from Bovec. The house occupies three floors with storage and heating rooms in the basement, entry room, kitchen with dining area, bathroom and two bedrooms on the first floor and an attic that could be converted into additional living space. It is surrounded by a small garden with a woodshed.

The region offers numerous activities from skiing in the winter on the Kanin ski resort in Bovec which is connected to Sella Nevea to fantastic hiking and mountain biking on the surrounding Julian Alps or enjoying numerous seasonal sports on the breath-taking Soča river. The town of Bovec, with all its amenities and good restaurants, is only 3 km away, whilst Kal Koritnica also has a good local restaurant. The house is in need of renovations and modernisation, but would make a lovely holiday home with good rental potential.
