This week’s property is a detached house that was built in 1977 and requires some renovations, but will give the owner a home that suitable for holidays, rental or full-time occupancy, depending on if and where they work.

Located in the village of Srpenica, by the banks of the River Soča and not far from the Italian border, the area is famous for its natural beauty and a centre for outdoor activities and adventure sports, from hiking and kayaking in the summer to skiing and sledding in the winter.

With a combined 115m2 of inside space, and 158 m2 outside, the home is currently on the market for €75,000 and is being handled by Think Slovenia, who describe it as follows:

An attractively priced detached house in the quiet village of Srpenica located on the Soča River mid-way between Kobarid and Bovec (cca 10 km to each). The house spreads over two floors and features a basement area and garage on the ground floor, which offers scope for additional living space (subject to relevant permissions).

This property is rather spectacular. It’s a manor house that was built in 1648, has over 800 m2 of indoor space and more than twice that of land. It has the potential for 10 bedrooms, a real tower, and a price of just €80,000.

At that price you can probably guess it’s not a turnkey property, but instead one for which major renovations are required. It’s currently being handled by Think Slovenia, who describe it as follows on their website:

Beautiful manor house with 1896 m2 of land and 833 m2 of indoor space in a lovely location with scope for use as a private residence or for tourist related purposes. The building is historically very interesting with its origins dating back to a monastery in the 13th century.

The Soča Valley is without doubt one of the most beautiful places in Slovenia, with the turquoise waters of the river flowing through the dramatic landscapes of Triglav National Park. The area is full of natural wonders, and one that affords countless opportunities to engage with the great outdoors. Hiking, biking, kayaking, canyoning, paragliding, mountaineering and more, as well as more leisurely pursuits such as photography, painting and simply sitting outside and breathing clean air and soaking in the stunning views.

This week’s property, located in the village of Svino – not far from Kobarid, the home of one of the best restaurants in the world, Hiša Franko, and Bovec, the adventure sports centre – is thus one for those who like to get away from it all. As well as a cosy home, it would make an ideal holiday cottage or rental, with three bedrooms, a garden, and a bargain price of just €65,000, much reduced from the original €130,000 asking price. It’s being handled by Think Slovenia, who are promoting it as follows:

Svino is a small village a short distance from Kobarid and the stunning Soča River. The house itself lies in the centre of the village. Though in good condition, it would benefit from moderate renovation.

The property is currently on the market for €350,000, and is being handled by Slovenia Estates, who describe it as follows:

This week’s property is a home with options – a three-floor home in the village of Ribno with three apartments, great views and not far from one of the most famous and visited spots in Slovenia, Lake Bled.

While “holiday rental” is perhaps one’s first thought when looking at this arrangement – as each apartment is self-contained and fully-equipped – I have friends with older children and the same kind of property for whom this layout has served as a perfect family home, with enough space and facilities for privacy and independence, while keeping everyone close for communal meals and activities. That said, the house could easily be converted from three apartments to one large house.

Currently on the market for €360,000, the property is being handled by Think Slovenia, who describe it as follows:

Wonderful family home divided into three apartments in an elevated position and views on both sides in the picturesque village of Ribno, just 5 mins drive from Bled. This three-storey house is currently converted into three separate apartments each on its own floor, ideal for short or long term rental.  The apartments are fully equipped and well looked after.

The ground floor apartments consists of a bathroom, kitchen, one bedroom and large living area. Large French doors in the living room lead out onto the large terrace overlooking the mountains, perfect for relaxing on hot summer evenings. The upper floor apartment consists of two bedrooms, bathroom, open plan kitchen with dining and living area and two balconies with stunning views over the village and mountains beyond. The middle floor apartment has one bedroom with kitchen, bathroom, living and dining area. An attractive 500 m2 garden surrounds the house and offers great mountain views. The house has been converted in a way so that if desired it could easily be changed back into a single family residence.

The village of Ribno offers various restaurants / bars and a bakery with an appealing secluded quiet atmosphere whilst being just a 5-minute drive away from the attractions and amenities of Lake Bled. The region gives opportunities for numerous summer and winter activities, from skiing and cross country, hiking, cycling, water sports on Lake Bled and Bohinj, or just relaxing, surrounded by stunning unspoiled alpine scenery. The highway is just 10 minutes’ drive, and with regard to skiing there are three resorts just 30 minutes away, while Ljubljana can be reached in 40 minutes. A great opportunity to purchase a spacious three-apartment house set up to make immediate rental income or as a permanent residence in one of the most sought after locations of Slovenia.

We’ll be honest, our eyes landed on this property because we know where it is, in a building that we’ve long wondered what the apartments were like inside. Are they all as clean and bright as this one? I don’t know, but as the following pictures show, there are some very nice homes in centre of Ljubljana.

The pin marks the street, not the exact location of the apartment

This one appears to be in a courtyard on Vegova, the one that starts in Kongresni trg with the beautiful university building, goes on to the music school, continues with the National Library, and ends in French Revolution Square, with the heart of the Ljubljana Festival, Križanke. It’s a very nice area.

The apartment is available for rent, with the price being €1,050 a month based on a contract of at least 6 months, utilities not included. It’s being handled by Think Slovenia, with offices not far away, who described the property as follows:

Spacious renovated apartment in a fantastic quiet, central Old Town location on Vegova street next to the National Library and a few steps from Križanke and Congress square. The apartment lies on the first floor of a charming, historic, old town building with internal courtyard and parking area.

The apartment comprises an entry room, spacious bathroom, separate toilet, bright open plan kitchen with living area with windows and two large bedrooms. The bathroom and toilet have underfloor heating, the rest of the apartment has radiators. There is a small storage room in the basement belonging to the apartment.

The location on Vegova street on one hand offers easy access to numerous excellent restaurants, bars and all the attractions of the Old Town, whilst on the other it offers very easy access to the Ljubljana south ring road. The apartment is rented out furnished and has been recently renovated to a high standard.

We’ll get back to some more modestly priced properties soon, but this week it’s another from the more expensive end of the market, a two-floor home with one bedroom that’s currently on the market for €350,000. For that you get a renovated stone house, lots of land and an address on the Karst Plateau in the Slovenian Littoral, not far from the Italian coast.

I’m looking for a three-bedroom place to move, and I love this one, but it's more than a little out of my budget. The high price is not because it's in Ljubljana, or on the coast, but rather in Bled, the site of Slovenia’s most iconic view, a place with fantastic holiday potential, and / or a base for an active career, as it’s still within commuting distance of Ljubljana, just 30 minutes by car and the same for Italy and Austria.

Note: the map shows the location of Bled, not the property

With three bedrooms and 1,360 m2 of land, it’s being handled by Slovenia Estates, who describe it as follows:

This is a newly renovated attractive villa in Bled with 3 bedrooms, garden, private driveway and an outbuilding. Located in a nice, open and sunny location with no immediate neighbours, the villa has recently undergone a major renovation.

This land comes with woodland, fruit trees, grape vines, and two vegetable gardens, while the house itself has been set up as a tourist rental, with a separate apartment for the owners.

The house is at the bottom of Mengore which is the final hill at the bottom of the Pot Miru, a commemorative First World War walk that begins up near Bovec. We see some nice properties here, and can get a little jaded, but when we saw the pictures for this five bedroom villa in Most Na Soči, by the confluence of the Soča and Idrijca rivers in one of the most beautiful areas of the country, we began day-dreaming of a new life outside the capital.
